General Statements

Land is all well located in the Perry-Stillwater area w/easy access to Guthrie, Edmond, and Greater OKC * Excellent wildlife * Great rural home sites * outstanding livestock farms.

Order of Auction: Farms #1 through #4 will be offered separately and in combinations to suit the buyer’s w/Farms #2 and #3 each offered in 80-acre and 160-acre tracts. Farms #5, 6, 7, and 8 will be offered individually. (Farms #6, 7, and 8 will be offered at the beginning of the auction followed by Farms #1 through #5)

Taxes: will be prorated to closing.

Minerals: Do not sell.

Possession: Farms #1, #4 and #6 will be given at closing. The presently growing wheat crop on Farms #1, #4, and #6 sells with the land. Farms #2, 3, 5, 7, and 8 will be given at closing subject to the agriculture lease which expires on the 30th day of June 2011.

Terms: 10% down the day of auction w/balance due upon delivery of merchantable title.
